Policies for all properties:

House Rules
Check-in is any time after 3:00 PM
Check-out by 11:00 AM

Thank you for choosing Rivervail Farm to book your upcoming stay in the Errol area.
Please review the terms and conditions of the Rental Guest Agreement.
Seven days prior to your arrival, Rivervail Farm will notify you of your Entry Code and Check-In instructions.

CHECK-IN / CHECK-OUTCheck-Ins may occur after 3:00 PM and Check –Outs may occur at 11:00 AM or before on your departure date. Early Check-Ins or late Check-Outs must be agreed to by Rivervail Farm and may incur additional fees.

AGE/GUEST OCCUPANCY Renter responsible for booking the reservation must be 25 years of age or older and be present during the entire reservation. Property is limited to the maximum occupancy stated in the property description.

PROPERTY KEYS A unique electronic combination for the property will be provided to Renter. Renter will be charged a $75 lock-out fee for lock-out calls weekdays after 6:00 and on weekends. Lost or unreturned property keys will result in a $100 replacement charge to Renter.

PETS Previously agreed to by Rivervail Farm, dogs are allowed at the property. Evidence of pets at the property without prior approval will result in immediate eviction and forfeiture of all amount paid and may result in additional cleaning fees.

SUBLETTING Property may not be sublet by Renter. Subleasing will result in immediate eviction and forfeiture of all amounts paid.

SUPPLIES Property will have a startup supply of consumables (paper towels, toilet paper, garbage bags, hand soap and dishwashing detergents etc.). Renter is responsible to replenish this supply to their needs during their stay at their expense including propane or charcoal for properties with grills.

LINENS Property beds will be made with clean sheets prior to the arrival date. Property includes enough towels, wash cloths, pillows and blankets to accommodate each guest.

NOISE For the enjoyment of all guests and neighbors, please be courteous and aware of noise levels at all times.

FIREWORKS Fireworks are prohibited from all Rivervail Farm managed properties and may violate local ordinances.

POLICE ENFORCEMENT Any police enforcement actions by the state or county may result in immediate eviction and forfeiture of all amounts paid.

CONSTRUCTION AROUND PROPERTY Rivervail Farm and Property owner are not responsible for any reimbursements or relocation of Renter to an alternative property due to construction in the vicinity of the Property.

SMOKING All Rivervail Farm managed properties are smoke free. Evidence inside the Property will result in immediate eviction and forfeiture of all amounts paid. Additional cleaning fees and anything additional needed to return the property to its original condition will be charged to Renter.

PARKING / DRIVEWAYS Parking is provided in the designated areas for each unit.

CLEANING/PROPERTY CARE Renter is required to leave Property in the same general condition as found upon arrival. Excess cleaning fees may be charged to Renter accordingly upon departure.

TRASH REMOVAL Renter is responsible for disposing of their trash into the barrels provided at the property during their stay.

PROPERTY CONCERNS / QUESTIONS If at any time during your stay you have questions or concerns, please contact Rivervail Farm, we’re happy to answer any questions or address any concerns you may have.

DAMAGES Upon arrival, if you notice any damage to the property, please immediately notify Rivervail Farm. Any damage outside normal wear and tear to the property is the responsibility of the Renter.

CAUSE FOR EVICTION Renter and guests of Renter will be subject to immediate eviction from the property if they violate any terms of this agreement, including but not limited to ; violation of occupancy limits, pet provision, smoking, noise disturbances or fireworks. In the event of eviction from the property, Renter must vacate the property immediately and forfeit any and all amounts paid.

LIABILITY AND HOLD HARMLESS Renter an guests of Renter agree to defend, indemnify and hold harmless Rivervail Farm and represented Property owner from and against all claims, demands, loss, liability of any kind and
character, including cost of defense, arising out of or in any ways connected with Renters use of the property in the event Renter or guest of Renter suffer personal, physical, property damage, injury, or loss. Rivervail Farm and property owner are not responsible for lost or stolen items in or around the Property.

You must also acknowledge Security Deposit – if you damage the home, you may be charged up to $500

Cancellations Strict Cancel before 3:00 on __________ and get a 50% refund, minus the service fee.

The Damm House Inn

5 well-appointed bedrooms ranging from a single twin to king size beds. Private and shared baths as well as the common areas: a large eat in kitchen, formal dining room, and living room. The Damm House is built to accommodate weddings, family reunions, or a weekend getaway.

The Nook

The Nook is the perfect couple’s getaway featuring a one room suite with queen size bed, futon, dining area, small kitchen and a ¾ bath. The back features a private deck with mountain views.

The Hay Loft

The Hay Loft is a 1700 sq ft apartment with sleeping accommodations for 6. This unit includes a large kitchen, open dining and living room, even a pool table.
