The Damm House Inn is a part of Rivervail Farm, being built in the 1800’s by one of the founding families of Errol. The house became the summer home of the Damm family in the 1970’s with their 14 children, with six of them retiring here and becoming beloved residents of the town. Hence the name, The Damm House Inn. We provide accommodations for weddings, family reunions, or a weekend getaway.

We have 5 well-appointed bedrooms ranging from a single twin to king size beds. Private and shared baths as well as the common areas: a large eat in kitchen, formal dining room, and living room. Outside the wrap around porch is great for an afternoon tea. There is also a deck out back, perfect for your morning coffee.

The Balsams Room

Original furnishings from room #367 of the Grand Balsams Resort just 10 miles from the Damm House Inn.  This room features a king size bed, dresser, night stands and writing desk.

The Old Man of the Mountain Room

This well appointed room features a queen size bed, night stand dresser and full length mirror.  There are two photos of the Old Man of the Mountain, one taken the last year that he stood.

The Elk Room

This room features a queen size bed, nightstands, a vintage armoire and high back chair.  A bright room with morning sunrises.

Bison Ridge Room

A double twin room with nightstands, dresser and a large walk-in closet.

The Sunflower Room

This room is the only bedroom on the main level and features a single twin bed, nightstand and settee.

The Sunrise/Sunset Room

This room features a queen size bed, nightstands, dresser and 2 high back chair.  A bright room with morning sunrises and evening sunsets.

The Back Stairway Room

This room is filled with natural sunlight all day long. It features a day bed, a twin bed, dresser and writing desk.

Checkin & Checkout

Checkin any time between 3:00 pm and 8:00 pm unless prior arrangements have been made.  Checkout is by 11:00 am.

Nightly Rates
  • $250 per night for first 4 guests – 1 two bedroom suite and all common areas
  • $375 per night for up to 9 guests – 2 two bedroom suites and all common areas
  • $500 per night for up to 13 guests – 3 two bedroom suites and all common areas
  • 9% room & meals tax per nightly total
  • Cleaning fee $100 per stay


Cancellation Policy

Cancellations are subject to penalties if not made within 48 hours of arrival.

Please review the terms and conditions of the Rental Guest Agreement.
CHECK-IN / CHECK-OUT Seven days prior to your arrival, Rivervail Farm will notify you of your Entry Code and Check-In instructions. Check-Ins may occur after 3:00 PM and Check –Outs may occur at 11:00 AM or before on your departure date. Early Check-Ins or late Check-Outs must be agreed to by Rivervail Farm and may incur additional fees.
AGE/GUEST OCCUPANCY Renter responsible for booking the reservation must be 25 years of age or older and be present during the entire reservation. Property is limited to the maximum occupancy stated in the property description.
PROPERTY KEYS A unique electronic combination for the property will be provided to Renter. Renter will be charged a $75 lock-out fee for lock-out calls weekdays after 6:00 and on weekends. Lost or unreturned property keys will result in a $100 replacement charge to Renter.
PETS Previously agreed to by Rivervail Farm, dogs are allowed at the property. Evidence of pets at the property without prior approval will result in immediate eviction and forfeiture of all amount paid and may result in additional cleaning fees.
SUBLETTING Property may not be sublet by Renter. Subleasing will result in immediate eviction and forfeiture of all amounts paid.
SUPPLIES Property will have a startup supply of consumables (paper towels, toilet paper, garbage bags, hand soap and dishwashing detergents etc.). Renter is responsible to replenish this supply to their needs during their stay at their expense including propane or charcoal for properties with grills.
LINENS Property beds will be made with clean sheets prior to the arrival date. Property includes enough towels, wash cloths, pillows and blankets to accommodate each guest.
NOISE For the enjoyment of all guests and neighbors, please be courteous and aware of noise levels at all times.

FIREWORKS Fireworks are prohibited from all Rivervail Farm managed properties and may violate local ordinances.

POLICE ENFORCEMENT Any police enforcement actions by the state or county may result in immediate eviction and forfeiture of all amounts paid.

CONSTRUCITON AROUND PROPERTY Rivervail Farm and Property owner are not responsible for any reimbursements or relocation of Renter to an alternative property due to construction in the vicinity of the Property.

SMOKING All Rivervail Farm managed properties are smoke free. Evidence inside the Property will result in immediate eviction and forfeiture of all amounts paid. Additional cleaning fees and anything additional needed to return the property to its original condition will be charged to Renter.

PARKING / DRIVEWAYS Parking is provided in the designated areas for each unit.

CLEANING/PROPERTY CARE Renter is required to leave Property in the same general condition as found upon arrival. Excess cleaning fees may be charged to Renter accordingly upon departure.

TRASH REMOVAL Renter is responsible for disposing of their trash into the barrels provided at the property during their stay.

PROPERTY CONCERNS / QUESTIONS If at any time during your stay you have questions or concerns, please contact Rivervail Farm, we’re happy to answer any questions or address any concerns you may have.

DAMAGES Upon arrival, if you notice any damage to the property, please immediately notify Rivervail Farm. Any damage outside normal wear and tear to the property is the responsibility of the Renter.

CAUSE FOR EVICTION Renter and guests of Renter will be subject to immediate eviction from the property if they violate any terms of this agreement, including but not limited to ; violation of occupancy limits, pet provision, smoking, noise disturbances or fireworks. In the event of eviction from the property, Renter must vacate the property immediately and forfeit any and all amounts paid.

LIABILITY AND HOLD HARMLESS Renter an guests of Renter agree to defend, indemnify and hold harmless Rivervail Farm and represented Property owner from and against all claims, demands, loss, liability of any kind and
character, including cost of defense, arising out of or in any ways connected with Renters use of the property in the event Renter or guest of Renter suffer personal, physical, property damage, injury, or loss. Rivervail Farm and property owner are not responsible for lost or stolen items in or around the Property.

You must also acknowledge Security Deposit – if you damage the home, you may be charged up to $500

Cancellations Strict Cancel before 3:00 on __________ and get a 50% refund, minus the service fee.

Today it was sunny with a high of 86.  We attended a beautiful wedding ceremony in the field here.  The we went to the Log Haven for the reception.  We were able to come back here with family & friends to enjoy the rest of the evening, which was great!    Aug. 4, 2018

My parents booked the Damm House Inn for our family this weekend. With 13 people, four trucks packed full of luggage, gear and supplies, four trailers, and eight snowmobiles, we were all wondering how this would turn out. It could not have been more perfect for us! This is the largest most accommodating, most charming place. I like clean and organized and that is exactly what it is. From the huge mud room entry way, the large kitchen and dining room, the two living rooms, seven bedrooms, four bathrooms along with all storage spaces, this house was the perfect combination of old and modern. Every family member young and old loved it!!! Shery is still in the process of renovating but honestly we are not the type of people that can’t look past a bathroom door needing a lock or a stray beetle visiting with us. The furnace and pipes may be loud but, it works great. The place was nice and warm throughout, and the beautiful wood floors creaked as expected. Yet, the wall to wall tiled bathroom with the marble sink, large shower and huge jacuzzi bath tub will transport you from your great grandparents farm house to the Hilton! Every piece of bedding and linens including the mattresses looked brand new! And don’t worry if you forget something because Shery has probably provided it. Lastly, the home sits directly on the main road with plenty of parking. You literally walk out the door and jump on your machine and cross the street to the trail. Our views of the hill and the snowmobilers and late night groomer under the moonlight was so pretty. We are already talking about dates for our next stay as it was truly hard to leave this wonderful Inn!
